Architectural Procedure

The process is dividend into three steps: Design Development, Construction Documents and Project Administration.

Design Development starts with a 1/8" scale floor plan and elevation. Gaining approval from the client, we draw the other three elevations and the project data. This information is sent to Homeowner's Associations, Architectural Review Committees and Planning Departments.

Upon securing all necessary approvals, Construction Documents are then started. We begin by drawing all of the architectural drawings in 1/4" scale, gaining the approval from the client and writing the architectural specifications. We then meet with the structural engineers, who will make up a sheet with structural details, nailing schedules, location of holdowns, etc. Next, we finish the structural sheets and the structural specifications.

Project Administration begins when we prepare the bidding requirements. This document outlines the bidding rules, gives a deadline date and allows us to get a base bid, any alternate bids and look at the subcontractor listing.

When the project is under construction, we maintain close contact with the owner and the contractor. As the owner's representative, we make certain that all architectural and structural details are followed.
